Keeping your home safe is a partnership. Here are the essentials every resident should know, with trusted resources from the CDC, EPA, NFPA, DTE Energy, and the American Red Cross.
π£ Carbon monoxide (CO)
CO is an odorless, colorless gas produced by furnaces, water heaters, stoves, and generators. Working CO alarms are your only reliable warning.
- Test alarms monthly; never remove batteries from a chirping alarm β tell us instead
- Never run a generator or car inside an attached garage
- If an alarm sounds or you feel dizzy, nauseous, or confused, get outside and call 911

π₯ Natural gas
Natural gas is given a rotten-egg smell so leaks can be detected. Treat any gas odor as an emergency.
- If you smell gas: leave immediately β don't flip switches, use phones, or light anything on the way out
- Once safely outside, call 911, then DTE Energy at 800-947-5000 (24/7)
- Don't go back inside until the utility says it's safe

π¨ Fire safety
Working smoke alarms roughly cut in half the risk of dying in a home fire.
- Test smoke alarms monthly and know two ways out of every room
- Never leave cooking unattended; keep space heaters 3 feet from anything that burns
- Grease fire? Never use water β turn off the burner and cover the pan with a metal lid

Mold grows wherever there's excess moisture β controlling moisture controls mold.
- Run the bathroom fan when showering and the kitchen fan when cooking
- Dry spills and leaks within 24β48 hours
- Report any leak, drip, or water stain to us promptly β early reports prevent big problems

π§ Water damage & frozen pipes
Knowing where your main water shut-off valve is β before you need it β is one of the most important things a resident can do.
- In deep cold, let faucets drip overnight and open cabinet doors on exterior walls
- Keep heat at 55Β°F or higher even when away
- If a pipe bursts: shut off the main valve, then call us right away

Most electrical fires are preventable.
- Plug heaters and other heat-producing appliances directly into the wall β not power strips
- Don't run cords under rugs; replace frayed cords
- Report warm outlets, frequent breaker trips, buzzing, or flickering lights to us

Most clogs and backups are preventable β wipes and grease are the top causes.
- Flush only toilet paper β "flushable" wipes don't break down and belong in the trash
- Pour cooled grease into a container and throw it away; never down the sink
- Report slow drains early, before they become a backup

Applying & moving in
How do I apply for a home?
Visit our Apply page and complete the online application. Have your photo ID, proof of income, and rental history ready.
What do you look for in an application?
We review income relative to rent (generally about 2.5× monthly rent), rental history, and standard screening. Every application is considered individually.
How much is the security deposit?
Deposit amounts vary by property and are confirmed in your lease offer before you sign.
Rent & payments
When is rent due and how do I pay?
Rent is due on the 1st of each month. Pay online via our Pay Rent page, or ask us about bank transfer to avoid card fees.
What if I can't pay on time?
Reach out before the due date β we'd much rather set up an arrangement than have you fall behind. Call (313) 555-0100.
Maintenance & living there
How do I report a repair?
Use the Maintenance Request page β you can attach a photo and it's emailed straight to our team. For emergencies, call us.
Are pets allowed?
Pet policies vary by home. Many of our houses consider pets with an additional deposit or pet rent β ask about the specific home.
Who handles lawn care, snow, and utilities?
This depends on your lease β check your signed lease for responsibilities and contact us if anything is unclear.
How do I give notice when moving out?
Follow the notice period in your lease (commonly 30 days) and notify us in writing. We'll send move-out and deposit return details.
